Terms and Conditions

Glamping

We are very proud of our park in general and our glamping units in particular and our terms and conditions reflect this.

Bookings & deposits:– All letting breaks must be booked & paid for in advance.
Deposits are as follows:

  • 50% deposit at booking & balance due 4 weeks before the start of your holiday
  • A general / breakages deposit of £25 which is returned to you within 14 days of departure and
  • A general / key deposit of £20 which is returned to you on departure

Units:– Your booking is for a class of unit on the park.
We cannot guarantee that you will be able to stay in a specific unit or (in extreme circumstances) in the same unit for the duration of your stay.  If we need to move you to a different unit during your booking for which a lower rate is available than the rate you booked at, we will refund you the difference in the rates.

Cancellations & refunds:– We do not offer cancellation insurance.
You can cancel your booking at any time subject to the following:

  • If you cancel: – less than 7 days before arrival there is no refund
  • If you cancel: – between  7 and 14 days before arrival we will refund 25% less your general / key deposit
  • If you cancel: – between 15 and 21 days before arrival we will refund 50% less your general / key deposit
  • If you cancel: – between 22 and 28 days before arrival we will refund 75% less your general / key deposit
  • The general / key deposit of £20 is not refundable in any event as this covers the admin & paperwork involved in processing the cancellation
  • These refunds are not negotiable
  • Depending on availability we can normally carry forward a booking to a date later in the current season if you wish. This may result in a different charge where you move between season dates. Bookings may not be carried forward between calendar years.
  • Very occasionally we may need to cancel your booking.  In such circumstances you will be given a full refund but we shall have no further liability to you arising out of such cancellation.  We may, however, offer to carry forward your booking to a date later in the current season. In this case there will be no refund and we will not charge if the new booking is at a higher rate than the rate you booked at.

Charges:– Our prices are based on the hire of the unit for up to 2 guests & with one vehicle.
Extra charges are made for additional guests (maximum 4 people per unit), vehicles (maximum 2 vehicles per unit) and pets –  certain units only – and see below re pets.

Minibreaks:- We offer discounted minibreak rates for short stays as follows:

  • 3 nights – arriving Friday, leaving Monday
  • 4 nights – arriving Monday, leaving Friday
  • 7 nights – arriving Monday or Friday

These rates are built into the online booking system.

Discounts:- We offer the following standard discounts:

  • Loyalty discounts – please ask for a loyalty card when you visit. If you book online this discount will currently be given retrospectively
  • Other discounts may be available from time to time and are given on our on line booking system or by phone

Arrival:- Barring emergencies your unit will be ready for you by 4 pm.
If we’re ready sooner than that we will check you in sooner, so do ask if you arrive early. Only the person named on the booking form may check in. Access to the unit will be denied where the person so named is not available to check in. That person is responsible for the booking, for the behaviour of the party as a whole & for the repair or reinstatement of any accidental damage occasioned to our property in the course of your stay.

Check in & security:-Check in must be before our park office closes.
Essentially this is at dusk in the winter & from June to the end of August is 9pm. We have a barrier system in place and if you arrive after the offices are closed and the barrier is down you will not be able to get onto the park until the next morning. We can usually arrange a late check in – which is any time after the office has closed (please check when booking) and before 9 pm – and this must be booked and paid for in advance. That’s why our prices are lower off season – we’re not fully staffed!

Departure:- Please ensure that you check out by 10 am on the morning of departure.
We can sometimes extend this time by prior agreement & depending on other bookings but do check first! Keyfob deposits will be refunded when the key & fob are returned intact at check out. The breakages deposit will be returned within 14 days of departure and any amounts owed to the park will be deducted from this deposit. If you choose to leave early & the office is closed please place the keys in the letter box alongside the reception. Please call us on the day of departure to tell us you have done this and let us have your card details for the refund.

Smoking:- All our units are strictly non-smoking.
Anyone found to have been smoking in our units will forego their breakages deposit, will be charged for any additional cleaning costs and will be reported for this criminal offence.

Numbers:- Our units sleep up to 4. Sorry, but we cannot accommodate larger parties.

Groups:- We are a peace and quiet park.
We can accept individual bookings for up to 2 associated parties. “Associated” in this context means any form of friendship or previous acquaintance as well as family members. Bookings for more than 2 parties cannot be accepted. Single sex groups of more than 2 people & any groups under 25 will be accepted only with our prior written agreement – please check before booking.

Vehicles:- We are unable to accept any commercial vehicles on the park, with or without trade advertisement.
We also are unable to accept any go-peds, mini mopeds, scooters, scramblers, quad bikes or other motorised, off-road, toy or farming vehicles. Our park is covered by RTA legislation & the same laws therefore apply here as on the open road. Motorised vehicles of any kind are prohibited from the shore and merse.

Cycling:- This is a great spot for cycling – the SUSTRANS 7 route runs through our park.
Please do however ensure that you & any of your party are acquainted with the Highway Code & aware of the dangers of cycling on & off the main highways -see also above re RTA.

Tides:- We are situated right on the shores of the Solway Firth & the tide can be treacherous.
Please make a point of reviewing the tide times (on our shop window)& make sure that you are always within sight of the shore. Please ensure that no children in your party are allowed to wander away from the shore unsupervised.

Behaviour:- We have a strict code of behaviour on our park- which doesn’t’t suit everyone.
We operate a zero tolerance policy towards rowdiness, rudeness & aggression of any kind. We do not allow the use or storage of firearms, weapons or illegal substances in any form. By booking with us you are undertaking to adhere to our code of behaviour. We reserve the right at all times to refuse entry to the park, or to remove from the park any guest or party whose behaviour has caused us, our staff or our other guests concern. Such notice will be verbal & you will be required in this case to leave the park within one hour or such shorter time as we think fit .

Children:- We welcome well behaved children & parents onto our park, but there is little here for children to do.
As a result we do not hold out our park as being suitable for anything but the youngest of children – & then only with constant parent or guardian supervision. We have a strict code of behaviour for children of all ages. For safety reasons, any child found wandering the park alone at any time will be returned to his base & the party asked to leave the park.

Dogs:- We are very dog friendly here and welcome up to 2 dogs in our pet friendly units – BUT CANNOT ACCEPT ANY OTHER PET.
If you bring a dog we ask that you keep it under control, do not allow it to wander the park alone & clear up after it. No pets are allowed in bedrooms and you should be aware that any damage caused to our property where this rule is ignored will be charged and deducted from the breakages deposit. Pets may not be left alone at any time.

Noise:- We require noise to be kept to a minimum, especially after 9pm.
This includes shouting by children or adults, barking dogs, the playing of instruments, radios etc or general chatter that might disturb your neighbour.

Fires & barbecues:- We do not allow any fires whatsoever on the park.
You may use a commercial disposable barbecue but not on the grass or deck of your unit and never in a confined space!   Please make sure you use it in accordance with the manufacturer’s instructions and dispose of it as instructed in the bins provided.

Ball games & kite flying:- Ball games & kite flying are only permitted in the football field or on the shore.
We do not allow ball games or kite flying of any sort in or around the caravans as this may disturb your neighbour and / or damage their property. To avoid confrontation we do not allow the flying of flags of any kind.

Force Majeure:- We accept no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures. In addition the company accepts no responsibility for personal injury to the guest and/or his/her invitees or loss of or consequential loss or damage to their property, or for other matters over which we have no control.

Complaints: We take the running of our park very seriously & we want to hear from you if you have any comments – good or bad – or recommendations for improvements. We can only improve if we listen to what our guests actually want! If you have a point you wish to raise at any time, please ask to see Andrew Emmerson or Joanne Doherty who will listen and take the matter forwards.

 

Self catering

We are very proud of our park in general and our self-catering units in particular and our terms and conditions reflect this.

Touring 
We are very proud of our park in general and touring areas in particular and our terms and conditions reflect this.

Bookings & deposits:– You are free to arrive on spec for touring but we do recommend booking, particularly for our premium Shoreside pitches.
Deposits are as follows:

  • 50% deposit at booking including £20 non refundable general / key deposit – & balance 14 days prior to arrival
  • The general /  key deposit of £20 which is normally returned to you on departure

Pitches and areas:– Your booking is for a class of pitch on the park.
This does not guarantee that you will be able to stay on a specific pitch or (exceptionally) on the same pitch for the duration of your stay.  If we need to move you to a different pitch during your booking for which a lower rate is available than the rate you booked at, we will refund you the difference in the rates.

Cancellations & refunds:-We do not offer cancellation insurance.
You can cancel your booking at any time subject to the following:

  • If you cancel: – less than 7 days before arrival there is no refund

Extra charges are made for additional vehicles (maximum 2 vehicles per pitch), pets  (maximum 2 pets per pitch), and  guests (maximum 4 people per unit in total, but not exceeding in any event the berths of the unit). See also below re pets. Showers are charged at £1 per 5 minutes.

Discounts:– we offer the following standard discounts:

  • Other discounts may be available from time to time and are given on our on line booking system.

Length restrictions:– If you book a pitch and your unit is too large for that pitch we will – subject to availability – move you.

This will result in a different charge depending on where you move from and to. If we do not have a pitch available we cannot accept the booking and no refund will apply – we are very clear about our size restrictions & in our experience this confusion only occurs when someone deliberately wants to flout our rules!

Width restrictions:– Access into the village and onto the park is via a narrow road and bridge and we have a width restriction therefore of 7 feet 6 inches.

Family / adult only: – If you book an adult only pitch but arrive with children we will – subject to availability – move you.
This will result in a different charge depending on where you move from and to. If we do not have a pitch available we cannot accept the booking and no refund will apply – for the reasons outlined under Length Restrictions, above!

Arrival:- Barring emergencies your pitch will come free at 12 noon.
If it is free sooner than that we will check you in sooner, so do ask if you arrive early. Only the person named on the booking form may check in. That person is responsible for the booking, for the behaviour of the party as a whole & for the repair or reinstatement of any accidental damage occasioned to our property in the course of your stay.

Awnings: – Being on the coast it can be windy and you may have to take your awning down if it gets too wild.
It’s your decision of course – but you would be liable for any damage caused if it fell down or blew away. We always suggest not pre-booking an awning – but see what you think once you get here. In this case you will be charged at check out.

Spa

We are very proud of our park in general and our spa in particular and our terms and conditions reflect this.

General:- The term “spa” means the spa facility as a whole and includes the swim spa, hot tub, the sauna, the spa building and any other facilities included therein. This is a private hire facility. We do not have life guards on duty and you are solely responsible for your behaviour and safety, and for that of any guests in your party, whilst using our spa. We would draw to your attention the safety notices on the walls of the Spa.

This is an adult only facility:- Guests must be 18 or over. Under 21’s will only be accepted with our prior written agreement.

Medical conditions:- Please also see the Safety Considerations regarding medical complaints. In particular you will need written medical permission to use the spa if you are pregnant, have high blood pressure or are taking medication. NEVER use the facilities while under the influence of alcohol or drugs of any kind.

Bookings & deposits:- All spa sessions must be booked & paid for in advance.

Cancellations & refunds:-We do not offer cancellation insurance. You can cancel your booking at any time subject to the following:

If you cancel: – less than 24 hours before your session there is no refund. This rule is not negotiable.

Depending on availability we can normally carry forward a booking to a date later in the current season if you wish. This may result in a different charge where you move between session times. Bookings may not be carried forward between calendar years.

If we are forced to cancel a booking for any reason, including equipment failure or water contamination – we will give as much notice as we possibly can but by their nature such events tend to be at short notice. In this case we will refund your booking in full.

Charges:- Our rates are based on the private hire of the whole spa unit per person. Per person charges vary by time slot (early bird and starlight) but not by day.

Arrival:-Barring emergencies your unit will be ready for you at the designated time. You should arrive 10 minutes early to allow for check in. If we’re ready sooner than that we will check you in sooner, so do ask if you arrive early. If you arrive late you will lose some of your own session. We do not allow a session to overrun. Only the person named on the booking form may check in. Access to the unit will be denied where the person so named is not available to check in. That person is responsible for the booking, for the behaviour of the party as a whole & for the repair or reinstatement of any accidental damage occasioned to our property in the course of your stay.

Departure:- Please ensure that you vacate the unit promptly so that we can prepare it for the next guest & so that the next guest can enjoy his allotted time. Cleaners will come in at your scheduled end time . To avoid any embarrassment (for you – our cleaners won’t bat an eyelid!) do please make sure that you adhere to the time allowed. Please leave the spa quietly so as not to disturb or annoy other users of our park.

Numbers:- We have a minimum party number of 2. The maximum is 6.

Groups:-We are a peace and quiet park. Any groups under 25 will be accepted only with our prior written agreement – please check before booking.

Vehicles:-We are unable to accept any commercial vehicles on the park, with or without trade advertisement. We also are unable to accept any go-peds, mini mopeds, scooters, scramblers, quad bikes or other motorised, off-road, toy or farming vehicles.

Inside the spa:-

Security:- For your safety and security recorded CC TV operates both on the Park and in the spa building itself.

Smoking:- It is a criminal offence to smoke in our spa building. Anyone found to have been smoking will be charged for any additional cleaning costs & will be reported.

General behaviour:- This is an adult relaxation / fitness facility and the facility must be used appropriately. Users of the spa may not run, jump or dive in the spa, spa building or facilities. We operate a zero tolerance policy towards rowdiness, rudeness and aggression of any kind. We reserve the right at all times to refuse entry to the park or spa, or to remove from the park or Spa any guest or party whose behaviour has caused us, our staff or our other guests concern or offence. Such notice will be verbal and you are required in this case to leave immediately. No refund will be given in such circumstances.

Food and drink:- NO FOOD OR DRINK OF ANY KIND MAY BE CONSUMED IN THE SPA UNLESS WE HAVE PROVIDED IT. If you ignore this rule you will invalidate insurance cover in the event of accident or injury, wee will charge you for the drain down, deep clean and fire up required to replace the contaminated water – which is £100 and for refunds we have to give to other users for having to cancel bookings at short notice. We also will not be able to accept any further bookings from you. Different people are allergic to different things. For your own sake – please respect this fact.

Electrical equipment:- Only electrical equipment provided by ourselves may be taken into or used in the spa building at any time. No electrical equipment may be used in or near water.

Sauna and showering:- You are required to shower before and after use of the spa. We use chlorine as an anti bacterial agent, which can have a drying effect on the skin & hair. We provide moisturising shower gel, shampoo & conditioner – please make use of these. In addition, it is particularly important that you shower after use of the sauna. This is both to remove any toxins from your skin (a natural effect of the sauna) & to protect the spa equipment.

Hair and dress:- You are required to dress in a manner appropriate to the activity being engaged in. Long hair should be tied back & care should be taken not to block the filters or vents in the spas. We recommend the use of bathing caps at all times. Nude bathing is not permitted as it may cause offence to other users of our park.

Fake / spray tan / hair dye and other substances;- Fake tan, hair dye, mud packs etc play havoc with our pipes! YOU MAY NOT USE THE SPA IF YOU HAVE HAD A SPRAY TAN WITHIN THE LAST 14 DAYS – and you may never use any colourant, pack or other substance in our spa. If you do, your tan or colour will come off with the chlorine (so you’ll have wasted your money), we will charge you for the drain down, deep clean and fire up required to replace the scummy water – which is £100 and for refunds we have to give to other users for having to cancel bookings at short notice. We also will not be able to accept any further bookings from you.

Noise:- We require noise to be kept to a minimum, especially outside in the hot tub.

Controls:- The equipment controls are preset for your own safety and well being. Anyone found tampering with the controls will be asked to leave. No refund will be given and a charge will be made for any damage caused. This will include the money we lose in having to cancel bookings at short notice as a result of your action.

Damage or accident:- Any damage to the spa or facilities or other accident or injury must be reported to us immediately. “Immediately” means in this context before you leave the park at the end of your spa session at the latest. Failure to do so will invalidate any later claim. The company can accept no liability for accident, injury or misadventure caused by your own actions. Guests are responsible for making their own insurance arrangements in respect of injuries suffered by them or their guests or to any third party. If damage is caused by your party we will charge you for any drain down, deep clean and fire up required – which is £100 and for refunds we have to give to other users where we have to cancel bookings at short notice.

Force Majeure:- We can accept no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures. In addition the company accepts no responsibility for personal injury to the guest and/or his/her invitees or loss of or consequential loss or damage to their property, or for other matters over which we have no control.

Complaints:- We take the running of our business very seriously & we want to hear from you if you have any comments, good or bad, or recommendations for improvements. We can only improve if we listen to what our guests actually want!
